Building or extending your home can be a daunting experience therefore understanding the building process is important. We provide guidance on what to expect, the logistics, expected costs and most importantly reassurance so that your project is as enjoyable as possible.
In this section we have provided simple guidance for clients which has been compiled from our experience and knowledge of building homes.
We follow the new 2013 RIBA Plan of works which is split into 8 stages.

The Initial Consultation
We provide an initial free consultation where we visit you at your property to discuss requirements and draft an initial brief. We can discuss with you the building process and budget and after the consultation send through a fee proposal for consideration.
On appointment we discuss the requirements, expectations and conduct a survey of the existing areas.
The appropriate consultants are also required for a project to run smoothly. Appointment of a Structural Engineer is done at stage 2 Concept Design. A Quantity Surveyor is advisable as this provides the client with options to consider in terms of materiality and budget.
Other consultants include:
Party Wall Surveyors, Rights to Light Surveyors, Mechanical and Electrical Engineers and Planning Consultants.
The Planning Applications
A planning application is not always required under permitted development. We can also advise you on whether this is the case or not.
We submit drawings for planning at the end of stage 2 and most applications are decided in around 8 weeks. If the project is complex this can be extended to 13 weeks.
The Tender Process
We would always encourage that projects are tendered. Depending on the project and client aspiration we can advise on the different types of tender processes. A tender purely on price is sometimes not recommended as the quality is almost always compromised.
We look after the administration of the contract between the client and contractor. We can verify how much the contractor is to be paid each month and ensure that they are carrying out the project as designed.
